20hr SAFE National MLO Pre-Licensing Course Online

This NMLS-approved course (#16623) is the primary educational requirement for becoming a state-licensed Mortgage Loan Originator in the United States. The 20 hours count toward an MLO license in every state.

The course is delivered entirely online and self-paced, built around pre-recorded narrated video lessons with a full script displayed alongside each clip so learners can read along. Under NMLS rules the 20 hours must be completed within 14 calendar days of starting, though learners can work ahead and study at any hour.

Course Structure

The 20 hours comprise 3 hours of federal law, 3 hours of ethics, 2 hours of non-traditional mortgage lending and 12 hours of electives, delivered across seven modules.

Course Content

• An overview of mortgage lending
• Regulatory authorities overseeing the mortgage industry
• Federal law including ECOA, TILA, TRID, HMDA, FCRA, FACTA, BSA and anti-money laundering, Gramm-Leach-Bliley, Dodd-Frank and Title XIV
• The SAFE Act and the CSBS/AARMR Model State Law
• General mortgage knowledge, qualified mortgages and conventional conforming and non-conforming products
• Mortgage loan origination activities, qualification, processing and underwriting
• Qualifying ratios, appraisals, property title and title insurance, closing and financial calculations
• Ethics, prohibited acts, fraud detection and mortgage company compliance

Assessment

A short multiple-choice checkpoint quiz closes each of the seven modules, with seven short written assignments spaced throughout. The course ends with a 25-question multiple-choice final exam, which is open book with retakes allowed.

After the Course

Completed hours are reported to the NMLS and appear in the learner's personal NMLS account. A license is typically approved in an inactive status until a sponsoring company activates it.
